Science ministry launches AI service to diagnose jeonse fraud risks

The science ministry and Gyeonggi Province on Tuesday launched an artificial intelligence service to diagnose and prevent jeonse fraud risks before rental contracts are finalized. The platform, named Gyeonggi Safe Real Estate, began operations Sept. 15 and will enter a pilot phase in October.

The service integrates AI data analysis with on-site verification by licensed real estate agents to identify danger factors documents alone might miss. Before a contract is signed, the system analyzes registry records and market prices to assess property rights and potential risks for tenants.

During the contracting process, voice recognition technology reviews explanations provided by agents to ensure key details are covered while checking lease agreements for missing clauses. After signing, the platform monitors registry changes around the clock to alert tenants immediately if new mortgages or other right-of-claim shifts occur.

Officials plan to operate the service initially through about 15,000 real estate agents participating in the Gyeonggi Safe Jeonse Project. Tenants can receive free rights analysis results from verified agents and use an AI chatbot to ask questions about their specific properties.

Ryu Je-myung, vice minister of science and ICT, said the initiative represents a meaningful case of AI serving as a practical tool for solving everyday problems faced by citizens. He added that the government aims to build an AI-based society where technological benefits improve lives rather than remaining limited to development sectors.
